Off-plan and resale homes are not simply two price lists. They are two different buying experiences with different risks, timelines and levels of control. A good decision starts by matching the product type to your reason for buying.
New-build property can be attractive because you get modern layouts, energy performance, current design, staged payments and a cleaner maintenance profile at handover. In the best cases, early buyers also secure the stronger units before the market has fully repriced them.
Resale property can be better when you need certainty. You can walk through the home, inspect the building, understand the community, check the real view and complete faster. For some buyers, that certainty is worth more than a brochure-perfect new-build.
The risk profile is different. Off-plan requires confidence in the developer, licence status, bank guarantees, specification and delivery timeline. Resale requires deeper due diligence on title, community debts, condition, reform costs and energy performance.
The right comparison is not off-plan versus resale in general. It is this specific new-build unit versus this specific resale alternative, after taxes, furniture, community fees, delivery timing, rental potential and likely exit value are taken into account.
