The sun drops behind La Concha at around nine on a June evening, and the terrace at Trocadero Arena shifts registers almost immediately. The hammocks have been folded away, the kitchen is into its evening stride, and the DJ — quiet through the lunch service — finds a volume that carries just far enough across the sand without competing with the conversation. This is the version of Trocadero Arena that the daytime photographs do not quite capture, and the version that anyone considering a property on the Marbella east side should know exists.

From almost any rooftop terrace in Marbella, the most arresting view is not the sea. It is the mountain behind the town — La Concha, a 1,215-metre wall of grey limestone whose shell-shaped ridge frames the skyline from Puerto Banús to the Río Real. Most buyers spend their first viewing trip looking south at the water; the other half of the proposition stands directly behind them, and since 2021 it has been the sea-facing rampart of one of Spain's most recently declared national parks.

One Marbella developer has put three fashion houses on the deeds of homes along a single stretch of the Golden Mile. Fendi Casa furnishes the apartments at Epic; Dolce & Gabbana is finishing 92 residences a short way inland at Design Hills; and five villas nearby carry the name of Karl Lagerfeld. All three were built by the same company, and all three sit within a couple of kilometres of one another on the Milla de Oro. A decade ago none of this existed. Today the label on the building has become one of the defining features of the top of the Marbella market.
