For €5,228 per square metre — the average asking price recorded across Guadalmina in Engel & Völkers' June 2026 market survey — a buyer acquires something the better-publicised corners of Marbella can no longer offer at any price: flat, pine-shaded villa streets running down to an open beach, arranged around the oldest golf club in Marbella. A short drive east, the Nagüeles–Milla de Oro area averages €6,789 per square metre; Nueva Andalucía, across the hill, €5,654 and sitting at its historical maximum. Guadalmina undercuts both — and most weeks it barely appears in the property press at all.

Marbella’s La Bajadilla harbour is moving from a 268-berth working port towards an approximately 750-berth marina backed by more than €200 million of planned investment. The property story is not a guaranteed uplift: it is what a much larger waterfront amenity could change for central and eastern Marbella.

Río Real Golf’s second phase has entered public consultation with capacity for 428 homes across almost 47.3 hectares. The bigger story is what the plan says about where Marbella can still grow without losing space, greenery and proximity to the city.
