The sharpest rise in property prices anywhere in Marbella over the year to April 2026 did not happen on the Golden Mile, in the golf valley of Nueva Andalucía, or behind any of the gated barriers that guard the hills above the coast. It happened in the middle of the town itself. According to idealista's April 2026 price report, the district it labels Marbella Pueblo — the zone covering the historic centre and the working streets around it — reached €5,689 per square metre, a rise of 30.1% in twelve months. No other part of the municipality came close.

Three hundred waiters brought up from Seville served 22 kilos of beluga caviar to 1,700 guests on the night Puerto Banús opened in May 1970. For €5,228 per square metre — the average asking price recorded across Guadalmina in Engel & Völkers' June 2026 market survey — a buyer acquires something the better-publicised corners of Marbella can no longer offer at any price: flat, pine-shaded villa streets running down to an open beach, arranged around the oldest golf club in Marbella. A short drive east, the Nagüeles–Milla de Oro area averages €6,789 per square metre; Nueva Andalucía, across the hill, €5,654 and sitting at its historical maximum. Guadalmina undercuts both — and most weeks it barely appears in the property press at all.
No town in Andalucía declares a higher average income than Benahavís. The Spanish Tax Agency's latest figures put it at €43,159 a year, and idealista's index has the municipality's homes changing hands at €5,391 per square metre — a regional record and, by idealista's own account, an all-time high. What makes the figure strange is what it averages over: one municipality that runs from a whitewashed mountain village of cobbled lanes up to La Zagaleta, the most expensive private estate in Spain.
Mijas is the only municipality on the Costa del Sol where a donkey holds a working licence — and the burro-taxis of its white hill village are the most misleading thing about it. Behind the postcard sits a sprawling town that runs from 430 metres down to twelve kilometres of coast, holding three distinct property markets and prices a clear step below Marbella.
